Kansas City Storage Development
Spartan Invest views the Staley self-storage development as a compelling investment opportunity driven by strong demand, limited new supply, and a proven development and operating strategy. Located in Kansas City’s growing Northland, the project benefits from significant barriers to entry, including an entitlement process that took approximately four years and may help limit future competing supply. The facility is planned for 551 units and approximately 64,575 net rentable square feet, with an estimated eight-month construction period followed by a 35-month lease-up. Spartan Construction Management will oversee construction, while FreeUp Storage will operate the facility using a model Spartan has successfully executed across more than a dozen projects. As the property stabilizes, Spartan Invest will evaluate multiple potential strategies based on market conditions and investor interests, including a sale, refinance, 1031 exchange, or continued operation for cash flow over an estimated 10-year investment horizon.
